  • What are your lease terms?

    12-Months, other options may be available with a premium. Reach out for details.

  • What Utilities do I have to pay?

    Gas billed directly from CenterPoint Energy based on personal usage. There is a $50 admin fee if the utility is not put in the resident’s name.



    Electric billed directly from Xcel Energy based on personal usage. There is a $50 admin fee if the utility is not put in the resident’s name.



    Cable and Internet billed directly from selected provider.



    Trash bill back allocation is based on the number of persons residing in your apartment using a ratio occupancy formula.



    Water is sub-metered and billed to each apartment based on usage. Stormwater is equally divided among occupied units.



    Utility Admin Fees: 

    $10 New Account Set up fee

    $4.25 Utility Admin Fee - Monthly



  • What other fees can I expect to pay?

    One-Time Fees due at the beginning of your lease include:

    • $50 Application Fee per person over 18 years old
    • $250 Admin Fee
    • Security Deposit starting at $500
    • Storage Rent: $30-$50

     

    Optional Fees include:

    • Assigned Underground Heated Parking Fees: $75-$150/Month
    • One Time Non Refundable Pet Fee: $300 for one pet, $500 for two pets
    • Pet Rent: $50


  • What is your Pet Policy?

    All pets & animals must be pre-approved by management. Cats and Dogs are allowed, maximum of two total pets/animals per apartments. Breed Restrictions apply, must be spayed or neutered, and proof of vaccinations.



    One Time Non Refundable Pet Fee: $300 for one pet, $500 for two pets



    Pet Rent: $50

  • What is your Guest Policy?

    Your guests are always welcome, but must adhere to the same rules as residents, as outlined in your lease. Guests may not stay longer than 7 days without prior management approval.

  • Do you require Renter’s Insurance?

    Yes. We do not require your personal property to be insured, however we do require Liability to Landlord insurance. 



    This policy covers only the RESIDENT’S liability of damage to the property: fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion, up to $100,000. This policy is not personal liability insurance or renter’s insurance. It does not cover any personal belongings, additional living expenses or property damage to any third party.

  • How do I pay Rent?

    Right here. Log-in to your resident portal to make payments online using your Bank Account with no fee. We also accept Visa and MC payment, as well, but a fee will be charged.

  • How are Repairs handled?

    24 Hours Maintenance is available using your Resident Portal “Here” Include link to Portal Login. Please be sure to follow the prompt questions and provide as much detail as possible, including photos. This helps us properly identify the urgency required for each Work Order. If your request is an emergency, please call 651-800-9116 to prevent delays.

  • What is the Parking Situation?

    St. Louis Park does not allow any street parking in the West End neighborhood, so we have made available guest parking spaces that are to be used only by employees and guests at the entry of the Parking Ramp.

  • Do you have a Resident Referral program?

    Yes, we’d love for your family and friends to join the community! We offer a $250 referral upon move-in of your family or friend.

  • Can I reserve amenity spaces throughout the building?

    Yes, contact the management for policies and fees for reserving amenity spaces.
